The Metropolis Building

The Metropolis Building – 242 Marylebone Road – is due for completion Summer this year, with an exciting renovation that includes 174,000 sq ft of design-led, human-centric workspace and pioneering design that prioritises wellbeing.
The building, which was originally built as the headquarters of retailer Woolworths in 1955, combines three distinct blocks on Marylebone Road, Harewood Avenue and Harewood Row, just a stone’s throw from Marylebone station. The building has been reimagined by Marylebone-based developer, General Projects, and RIBA Stirling prize winning architects, Allford Hall Monaghan Morris, to reposition the building to be a best-in-class, design-led office.
Sustainability is very much at the heart of this redevelopment, with over 95% of the original building’s fabric retained – including masonry facades, concrete frame and cores – and new areas created from Cross Laminated Timber (CLT) with low embodied carbon and biophilic design properties. Upon completion, the development will utilise 100% clean energy and operate with net zero carbon, alongside being one of only four office refurbishments in the UK to achieve BREEAM Outstanding.
In addition to office space, the building also features an in-house coffee shop, a large hospitality-led reception space, gym, events space and a member’s lounge. There are also communal rooftop gardens and stepped private terraces giving access to daylight and nature on every floor.
