Local Developments & Construction

A number of developments are taking shape across the area reflecting investment in a bright future for our neighbourhood. We are working with property owners to coordinate and mitigate the impact from construction activity and each site has set up a website containing more information and who to contact with any queries.

50 Baker Street

Preparations are underway for the transformation of 50 Baker Street, with demolition works due to begin in Spring 2026. McGee has been appointed by Derwent London to deliver this phase of the project.

Plans for the site, approved by Westminster City Council in August 2024, include a new, all electric building designed to achieve high standards of sustainability and energy efficiency; dedicated Learning & Wellbeing Space; urban greening across façades, terraces, and roof levels; and high-quality offices, new retail spaces, and private residential homes. The plans also include redevelopment of Broadstone Place, delivering a more welcoming and attractive public realm.

Chiltern Firehouse

Following the devastating fire in February 2025, Knight Harwood have been appointed to sensitively repair and restore the fire damaged areas.

The project will involve a full renovation and fit out of the existing hotel. Works will begin with adaptations to the current scaffold, ensuring safe access and complete encapsulation of the building across all elevations. This will be followed by the reconstruction of the roof structure and finishes.

The programme is scheduled for completion in Q2 2027.

25 Baker Street - RECENTLY COMPLETED

The major development at 25 Baker Street is now complete with new tenants moving in throughout 2026. The development, which is the result of a collaborative partnership between Derwent London and The Portman Estate, features office space, apartments and penthouses, communal spaces, and new retail units.

As part of the development, the new open-air retail courtyard, Loxton Walk, includes 17 ground floor units for restaurants and retailers, with four new avenues connecting it to George Street, Blandford Street, Gloucester Place and Baker Street. New openings so far include atis and DL/Service.

Metropolis - RECENTLY COMPLETED

The Metropolis Building – 242 Marylebone Road – is now complete, featuring 174,000 sq ft of design-led, human-centric workspace and pioneering design that prioritises wellbeing.

The building, which was originally built as the headquarters of retailer Woolworths in 1955, combines three distinct blocks on Marylebone Road, Harewood Avenue and Harewood Row, just a stone’s throw from Marylebone station.

In addition to office space, the building also features an in-house coffee shop, a large hospitality-led reception space, gym, events space and a member’s lounge. There are also communal rooftop gardens and stepped private terraces giving access to daylight and nature on every floor.
